RV PARK/CAMPGROUND COMPARABLE SALES

Comparable sales information is critical to any appraisal. In our 26 years of brokering RV parks and campgrounds, we've gathered sales information on hundreds of parks. Many were sold by our firm, others were sold directly by the owner or by other brokers.

Included in the information we provide is the park name and location, sales price and date, gross income, seller and buyer and basic information on the property and amenities. (See the following sample comparable sale that illustrates the type of information you receive when you order comparable sales from us. Obviously, in the interests of confidentiality, some of the blanks are not filled in.)

Sample of Amenity Information We Provide

Acreage: 40+ acres--Mostly level property with +/- 1/4 acre creek frontage.

Sites: 264 total sites; of which 35 are full hook-up, and the remainder have electric & water. 85 sites are on the river. There are 18 pull-through sites.

Main Building: +/- 40' x 50' vinyl sided building used for registration, retail sales, snack bar, business office and socializing. An attached open-air pavilion is used for campground activities and for winter storage of campers.

Other Buildings: Game room is located in a frame building built in May, 1999 located behind the main building. There are a total of 4 bathhouses - one includes a laundry with two washers and two dryers, as well as a storage room. There are 2 owners' residences -- one is a two story home with the second floor used as the living quarters with 3 bedrooms and one bath; the other is a +/- 14' x 74' 3 bedroom, 1 bath mobile home with front and rear decks. One 13' x 13' log cabin rental, sleeps 4. One 29' 1990 Shasta rental camper, sleeps 6.

Amenities: 18 hole mini-golf, +/- 32' x 60' above ground swimming pool with 10' wide wooden deck, 3 spring fed fishing ponds, 4 large pavilions, 4 playgrounds with basketball and volleyball.

Our comparable sales information has helped many appraisers over the years and is available to you. Then we will search our database to see if we have some good comparables. We will let you know what we have and you can then decide if you feel it would be helpful in your appraisal.
